    Refi on Rural Land

    My client has a home on a rural property, valued at 700k.
    Looking for 62-67% LTV on the refi, so he can build a gym on the far end of the property.
    Credit is in repair, around 550

    30% to 50% LTV max...can they take less money?

    Oh....not so if primary residence. In that case try a local credit union.

    I can do primary residence mortgages in the following states but minimum Fico is 660.

    you definitely need to get his credit up before attempting anything, Steve has pointed you in the right direction. If this is where he lives, it's usually very difficult, depending on the state you'd also make no money unless you have that states license or have someone who can run the deal for you. That being said if its not raw land, feel free to give me a call I have a few lenders that would look at this and may do it, but its unlikely you get above a 60% ltv on a rural deal, but what you consider rural may not be rural in the eyes of the lender.
