I have a lender working on one right now but real estate purchase...purchase price $12M doing 70% ltv loan...their initial offer was 8.99% 25 years....but after reviewing their financials, reverted to a bridge loan.....new buyer did a preojection showing changes and impact on EBIDTA. Lender is looking at an initial bridge and moving into fixed long term after some payment history and YTD results of changes.

Most real estate lenders for this type of business only offer bridge loans.

If there is equity, this might be a lower cost option than MCA.

I will fund it as long as i get free lap dances for life lol. We do not normally like that industry but if the banks and credit is clean we can maybe give a shorter term starter program.
