Very few DSCR loans make sense nowadays as the rental income usually doesn't cover the mortgage and expenses.

DSCR deal flow is on fire right now, specifically 5-10 units. New York, Sacramento, Oakland, SF are littered with DSCR refis than the credit unions are not writing at this time.
Side Note: 5.5% on a DSCR is incredible.

No DSCR requirement on loans under 50% LTV as well.

Most of the deals I get are MCA bailouts for SFR NOO. You are correct in a very limited market relative to the current deal flow.
