    Distressed Property Lender for $5.5mm commercial properties in AZ

    Greetings,

    We have a client that has commercial real estate which is in Chapter 11 bankruptcy and is looking for financing so he may pay off the properties and possible sell one or both.

    Please mesage me if you have any lender which may take this deal.

    BK needs to be discharged or dismissed then 50% LTV from one of my lenders.....there may be someone who might do this....I just know off the top of my head.

    Thanks...I applied at gordonbrothers.com They will structure distressed property deals....but this was too small for them. So we are looking for lenders like this....

    Distressed property loans

    As Steve said, that BK will need to be discharged before anyone will touch it.

    There may be a nut out there who'd do it.

    Once BK is discharged- We work with a distressed property lender that'll do these things. You really didn't say what TYPE of commercial property but generally speaking-

    Most commercial real estate property types including cannabis

    $1mm to $40mm

    max 65% LTV

    11% starting rate 12 - 24 mo

    2-4 pts lender origination

    Close in a week if needed (expensive)

    Acquisition - Refi - DIP - Past BK ok , no ground up construction

    USA - Puerto Rico
