    Figured I'd add to this - for most of my hard money loans (NoDoc) ....I don't usually do bridge loans. I prefer to put people in 10 year interest only loans (20 year amortization after) with a 1 year prepayment penalty (a buydown) so that people can breathe easier and not have to worry about a balloon payment coming down the road.

    Raw Land deals all depend on area and use. We have different investors for land but they prefer certain geographical locations. Some don't lend in small cities or large acreage. Some prefer larger acreage and rural is ok. Also depends on entitlement status and how much equity and cash put into the deal. Use of funds and exit should be carefully prepared.
    We have closed deals from $2M-$25M on land and commercial properties.
