    Looking for a Mixed Use Lender

    As per the title, I'm looking for a lender who will do a cash out loan for a mixed-use property (55% residential).
    Let me know if you can introduce me to somebody.

    is 55% residential multi family or single family owner occupied?
    What is the other 45%
    State and loan amount?

    I did one in Hawaii $1.1M cash out to pay multiple MCA's.....only problem you have with mixed use is compararable sales in the area. The other issue is population where it's located...Typically needs 25,000 or more population or close to something of that size. I've gotten exceptions if it's close to a larger city.

    If Micah's referral can't help you, reach out....I had to use private money lender for one of these due to the comparable sales issue.

    @ Term loans from 3 years to 10 years at 9.5% and up
    @ Equipment financing up to 7 years
    @ Property loans - Hard Money and traditional - Primary, Investment, commercial, land, fix and flip, construction.
    @ SBA loans - 7A and 504.
    @ Private money equity and debt for major investments
    @ Personal Loans up to gross income from personal tax return.

    Remaining 45% is retail clothing store (1st floor).
    State is MA.
    Total loan amount is apprx: $350K

    75% LTV if 650 or better Fico. 10 year fixed I/O, then amortized 20....might be like 11% range

    too small for us min 500k. Perhaps one of the guys on this thread can help.
