    Advance with Collateral?

    Hi, I have a merchant who is looking for 125k but only makes 25k per month in revenue.

    Merchant has real estate that he would like to put up as collateral along with appliances in his store.

    If the property is free and clean and NOT primary residence, he can get a hard money cash out refinance up to 75% Loan to Value. If the property has a mortgage, the hard money loan has to pay it off and replace it to be in first position. $150,000 would cost you around $1,500 a month as an interest only loan for 2 years with a balloon in 2 years.

    hey we have a program that can leverage property for MCA loans the property must be owned and have no current liens or positions on the property

    We can hop behind a mortgage as long as there is enough equity on a real estate backed deal. If he owns it free and clear we have a lot of options for files like this in the real estate arena
