Factoring is a financing tool used to finance commercial accounts receivables. The prospect provides a service or sells a product to a credit worthy customer under specific credit terms/conditions and sends an invoice for the service/product. There are NO financeable accounts receivables when a company sells products or services to individuals.

If you are property management company and are using rent as income, you can get a MCA (it is a restricted industry) and also apply for a business credit card (need 720 Fico) or a personal loan (Fico of 660).
