I come across a few commercial loan requests every now & then. Some don't make sense & are rejected at the door. A few others make plenty sense.

I have one right now, over 75% residential, mixed-use, lounge & hall/restaurant is the retail side.
$1.1 million in 1st lien at 12%.
$1.7 million value.
Looking to refinance ASAP for lower rate & a bit of cash out (cash out not as important as getting a lower rate).
Credit is poor 561 (however, there are no mortgage nor CC lates; it's all just bad ratios & student loans past due)

I get other deals that are cleaner, but what's important is to build relationships w/ the right lender ahead of time. If you are a commercial lender who does not require as much docs as a bank, or if you can refer a good one, please PM or reply here.
