    So let me be so bold as to show an example.

    I had a broker call me with a client that had 2 MCA's for $150,000 costing him $32,000 a month.
    Over leveraged and nobody would do a 3rd position.
    I talked to the client and started asking questions.
    Found out he had a primary residence free and clear, and a office building he owned free and clear.
    I got him a HARD MONEY PROPERTY LOAN blanket both properties -
    $150,000 Interest Only for 2 years.
    Payments went from $32,000 a month down to $1,500.
    Saved him over $30,000 a month.

    Always ask if a client has property free and clear.

    Or if he has property with equity. Preferably NOT his residence. But still not bad. MCA's, fake term loans, hours and hours and hours invested and for what? A fake lender to shop your app with 10 others in the same building and get all no's.
