    We do real estate mostly private and hard money. Just depends on the location.
    No owner occupied. Just commercial and land

    Real Estate is complicated and you need multiple lenders depending on the scenario. You can do hard money SRF O/O if the funds are used for business. NOO (Non Owner Occupied) also as well as 1 - 4 units. Then there is rehab who can do up to 100% at cost. And commercial has options - hard money, traditional, SBA backed, It is just not as simple as Real Estate Lending.

    NOO 80LTV cashout and RT refi - 85LTV purchase - stated. stated, stated down to a 575 FICO - $5mil max loan amount at this time - rates in the 4's on a 30 year.
    With where the NonPrime market is there is no reason for private money unless the file is complete dog ****.
    You can book this paper direct with no license in ~18 states - you are paid directly from title - no broker daisy chain - no non sense. I can send the state lic list.
    NOO deals are not complicated - straight forward UW.
