    Just an observation......

    I have been a participant and reader of this forum for a few years..... Is it just me or do some of you notice there seems to be a LOT of fairly new members or unrecognizable firms promoting they can fund deals over $1Mil. Hell, I have seen some boasting they can fund over $10Mil.

    There are a lot of funders that have been around for years that will not write a check over $1Mil.

    Know your customer.... Know your sources of capital.... Know your sources of referrals.....

    I previously worked for a direct lender (5 years) that could do $2M. Now have private funds that can do up to a $ Billion. Files I get, I usually decline. Most of my guidelines require 20% capital contribution (some can be less) and POF and they usually fail.

    @ Equipment financing up to 7 years
    @ Property loans - Hard Money and traditional - Primary, Investment, commercial, land, fix and flip, construction.
    @ SBA loans - 7A and 504.
    @ Private money equity and debt for major investments
    @ Personal Loans up to gross income from personal tax return.

    We are a 30Bil asset institution and our hold is $50mil on our own. We bring in eager partners on larger deals. I would love to know how someone who used to write $2Mil checks can now write $1Bil. Hell, some of the largest money center banks and private funds are NOT stoking $1Bil checks on there own.

    The $ billion isn't with this direct lender. It is with private money I have cultivated since I left the company in February.
