SBA 7A loans with non-bank lenders can use business assets as collateral, equipment, inventory, A/R, primary residence, investment property, commercial property.

SBA bank lenders use Owner Occupied commercial property.

Can also do cash out 2nd or hard money refi on real estate.

If you want serious help, you need to elaborate. What kind of collateral? What is the LTV? Fico? Why don't they qualify for SBA 7A? TIB? Profitability? Fico? Just Random posts that don't really contain any information doesn't help you get a solution to your client's needs.

Thanks for the update - will not qualify for SBA - A option (which would be a long shot) depending on financials of the business, LTV,
would be a Hard Money Lender.

With where the NonPrime market is at right now, there is no reason to go private money, you can get cheaper institutional money, stated NOO, stated OO, even writing paper that is in default.
