0-20 units only due to the low rates, anything larger and managing the credit line gets a bit more complicated. Mixed use is acceptable, so long as its residential AND commercial instead of a commercial and a residential unit.

We also do rental loans for single family residential properties starting at 4% on 30 years as well.
Fix and Flips are also a thing we do, those start at 8% though.
For clients who use AirBnB and want a refi, we need about 3/4 down but the loan could be 30 years.
New Construction loans, investors need experience on at least to different properties, or 5 fix and flips.
