    hard money

    merchant owes $120,000 on home he purchase 14 months ago in md. He needs 65k in order to complete the rehab. ARV is 300k. either taking out first position or cash out $65k is fine.

    If theres sufficient equity in the property you could consider a collateral based loan. It is lengthy (in essence the same process as a mortgage) but may afford a viable avenue that the business volume wouldn't substantiate.
