    Client seeking 500k to 2 million Line of Credit ( has free and clear real estate )

    Hey Guys,

    I have an A plus client in new Jersey seeking a 500k to 2 million dollar line of credit. He is willing to use his investment property's as collateral . Most of the property s have no liens and equate to about 5 million equity. Client is in the real estate business and would be using this line to either purchase more properties or have the money on hand for repairs .

    Client has owned some of these properties for over 22 years and has been in business for over 30 .

    He currently has an open line with PNC bank for up to 1 million dollars on his personal home which is worth about 2.3 million. The rate is prime minus 1.25.

    He understands that he will not be getting a better rate then that but will not take anything really high .

    If the client wants fix and flips LOCs, that's a great option, and they can be done without dealing with a bank, one underwriting per year and no income verification. HELOCs aren't happening these days.

    I work with a lot of lenders who do these types of loans. Please do reach out to me, email or DM me your phone number if you'd like me to call you. I can get a LOC that's like 5 times his current liquidity and the HELOC will actually help secure it as well.
