    Collateral Loan

    Who does collateral loans besides WBL?

    Merchant looking for 70% LTV if possible.

    I assume real estate? There are HUNDREDS of lenders who do real estate..... Is it owner occupied or a rental? Bridge or long-term financing? Is there debt service? How's the credit? Where is the property located?

    Is it even real estate?

    Real estate. its the merchant medical office he occupies it in NJ.

    What companies do you think I can reach out to that do this kind.

    SBA 7(a) as long as the deal is >$350K up to $5 Million
    + SBA is paying 1st - 6 months of payments.

    Is there debt on it already? If you've never done a real estate deal before, it's honestly best to turn it over to those of us who can do it as a co-broker, or will take it over from start to finish. 30-year amortization or bridge?

    BTW, SBA takes forever and the paperwork is just a huge headache! There are tons of non-bank private lenders out there that can do this, $100,000 to $20,000,000. Be in touch with me if this is your first real estate deal, email me and we'll set up a time to talk about it.

    BTW - SBA closing takes 30 to 60 days - Private lenders have the same amount or more paperwork
    than a SBA Bank.

    Also, there are NOT a ton of non-lenders currently, since the secondary market for selling their paperwork is very restricted in this current environment.

    When you have to do income verification, it can get a hassle.

    However, I know if plenty of direct lenders who do real 30 year amortization and even more that do bridges. No minimum and no maximum. With income verification, or without (it just needs good DSCR).
