    Talk to me before you use WBL... DM me. Ive been through their process and it is NOT the route. In my opinion, they are the worst option for a business. I have an alternative for your client.

    If a client has a commercial property with equity there are real lenders and hard money lenders for this type. Much better than WBL.

    But, how many HML will do a deal where the client has very little net revenue, isn't profitable, doesn't use the property to generate income, and has a sub-600 FICO?

    I was under the impression that this was only legal for WBL due to the type of Bank that they work with. How is this type of transaction not considered a loan with real estate as collateral; and just putting it in the contract doesnt make it "not a loan".

    Par property deals IMO are alot easier to get done than WBL. Just Saying.

    No Money up front for Appraisals, Just a Title SEarch which takes like 3 days and an extra signature.
