    Gap Funding needed for Flip Property in PA

    Hi everyone,

    I have a client with a property they're trying to flip in Philly. They need gap funding to get their last draw from their hard money lender. Statements are averaging 10k per month since December. No negatives. A few low deposits around holiday time (end of Dec/early Jan).

    This is not a real estate deal, there's already a senior lender in first position. An MCA makes no sense either, waaaay too expensive and would kill the ROI on the deal. The client needs to use personal loans or lines of credit to get this done. Send me an email, I'll refer you to someone who can help, as long as the credit is 680+ (700+ ideal) and he's not maxed out on the credit cards. Otherwise, he should take a JV or F&F.

    The client needs bridge funding and is willing to put their existing collateral to complete the deal.
