    Land loan

    Have a merchant that owes land apprised at 195k
    Owes 90k and has a balloon payment coming and needs money. Does anyone finance that?

    Try local bank or credit union. 190k too small and LTV too high for any hard money lender.

    If it's in Texas I have a source. Rule of thumb, upper limit on loan is 50% of LTV and usually infill land close to or inside of major metro area.
