Direct Small Balance Hard Money lender needed.

I have a prospect in need of 30k-35k hard money loan. He owns a free and clear condo in Fort Myers, FL. He is currently a truck driver and is looking to become an independent Owner operator hauling construction materials. The money will be used to purchase a 2012 dump Truck worth 40k. He only has about 10k of his own money, which will be used for insurance and working capital for the first weeks.

That wont happen, its too small - and after we charge and pay points, BPO and or Appraisal, title, title insurance, doc stamps, recording, insurance etc - he wont net 35,000 - he's better off trying to get a credit card or get a personal loan.

if it were closer to $100,000, i would consider it and that would be at a 75% LTV.
