    Looking to finance out a free and clear buidling in Queens, New York. Looking for rates closer to low 4%.

    Great NOI, Market value at least 1.3M
    50-60% LTV is fine. DSCR for that is ~1.4 for a 30 year @4.5%

    You're asking for straight bank rates for Commercial Properties- and the rates you're asking for are aggressive. We work with Santander, Empire National, M&T, Peoples United, First National Bank of LI, Citizens- among others in this area of the country.

    I suggest speaking to a bank. They will likely not work off Cap X- but if they like the comps they will be as competitive as they can be... With the rates you're seeking you will likely NOT see YSP.

    Interest rates start at 4.9%

    Apartments, condos, town homes, and SFRs. Min loan size $500k.

    We can offer both recourse and non-recourse loans.

    We can also do multiple asset types under one loan - blanket / portfolio loans.

    For office buildings there's insurance port $ close to that 4% also.
