    For larger deals 1M-4M.?

    I work with a lender that does seconds.

    2nds on commercial properties

    - up to 75%

    - these are not cheap but beat paying off a 2st to grab some cash ( 15-16% )

    - LENDER WILL NOT ORDER ANY 3rd party reports ( saves the borrowers cash )

    - Fund typically as soon as the inter creditor agreement comes in

    - $1MM and up. ( exceptions on a case by case basis)
