I guess you have not done hard money loans before. The process is very simple.


Borrower completes a 1 page application, we order and appraisal of the property, which typically takes 3-5 business days to receive. Borrower orders Title during this time. Once the appraisal and the title are ready we close 1-2 days after that.

I am working on three cash out refis for commercial properties, total 7.8mm, I am a week in & in my experience is it usually takes three weeks. 2 points for me, lender takes .5 and the rate is at 7.5% all included over 5 years, interest only, balloon payment at the end
