    Same suggestion - utilize their real estate - and why do they think they qualify for better terms than a bank?

    Who said anything About them qualifying for better terms than a bank? Who said anything about terms?

    He is at end of current loans, needs another loan/payoff and new loan. Thats it.

    Have him go to a local bank... If they can perfect a lien in the event of a default- they will do it.. Will need strong earnings, FICO, and collateral.. Charge client a separate consulting fee to assist
