One of my clients is looking to consolidate $1m in debt (1st and 2nd position is taken and he has a few hard money loans as well).The business has 240k in interest payments per year and the client gets paid from transactions in escrow. The Company generated revenues of $16m, net revenue (commissions) of 2m and loss of 110k because of the interest payments. The client has great credit 780+ and has affiliate companies that are completely debt free. The combined entities have an aggregate profit of $300k.

Any ideas of how this can be structured?

To rephrase, the Company has no real estate.

Just private loans from private investors / lenders.

Does the company have successful real estate history? What do you mean they're a "franchise"?

Is there any other collateral?
