Same goes for Facebook, many people offer running ads, only a few actually know what they are doing. Like Google, FB requires a lot of split testing, analyzing data trends, and using custom audiences vs advertising to the same interest triggers everyone else bombards (FB). Cost of getting a funded deal + renewal/retention % = will make or break any brokerage

The bank owned factors tend to be much more cost effective and can offer other banking services.

Today, 09:09 AMThat's not why the fraud occurs. If the Driver's License or SSN being provided don't match the background report that's usually enough to pause or kill the file. The issue is the Driver's License and SSN match the background report, but the person you're speaking to is not that person. The only way to minimize fraud is to ensure the merchant is calling from the same last known telephone number on the background report and that the caller's voice sounds like the gender and age of the person that is applying. The problem with THAT is that a lot of brokers will get frustrated at you killing a file for the person calling from the wrong number or the voice sounding off. A lot of brokers think that is an insignificant reason to kill a file, even though it's one of the only ways for funders to minimize the chances they are speaking to a fraudster.

Yesterday, 05:38 PMWhy are they wanting to refinance out of a 5 year arm only after 7 months? It's just fixed for 5 years with a longer amortization. That's the way commercial loans are underwritten. They probaby already have 20 - 30 year amortization. So I think what you are looking for is a 30 year fixed and this doesn't make any sense. Unless it's a 5 year with a balloon? Clarify it for me.

They are seeking long-term financing (20-30 yr. terms preferred) with no PG. Properties appraised in January 2023 for $12.5MM, and they owe approx. $6MM.
