BEWARE of fortune funding!!! This funder is full of scams and markets to brokers to send them files so they can whitelabel , like they are funders when in actuality they are not!!!!! Their main line never answers and they were communicative up until it was time to get paid. Then they just disappeared, had every excuse in the world. Havent dealt with scum like this in 15 years in this business. They have no customer service purposely because they are too busy f*cking people and doging. The biggest problem with this deal is that the rehab costs pretty much equals the purchase price....it's pretty much a tear down. That plus no experience on a HUD adds to the risk. I do have lenders who can do these no experience but this one is too risky for a lender. I suggested he start with something smaller like a SFR NOO where I can do 75% LTV and 100% rehab. Also seller carryback of 15%. 90% CLTV.

A terrible company to work with, any partner should beware! They will fund your clients and not pay you commission!!!!
