Looking for 5 million. Client has 2 million in real estate. Any ideas?

I have a merchant/client doing 18 million a year in sales for combo tech and real estate company . Business has 2 million in real estate so can be used as collateral. A few lending entities have quoted 5% loans on real estate type loan. Balance of 3 million needs to be addressed as well. Credit is very good-but does not want to tie personal credit to the deal. Cash flow is excellent but cash advance money is definitely not an option. Merchant looking to go public in the next 12-16 months) and seeks assistance and guidance on that effort.

That's an SBA loan all day I have a bank that funds them faster than most cash advance companies fund deals.
