    Have never made money on their data, but have lost money. Gave them $10,000 to do an AI Lead Gen program thru a Rep and Kevin BIG CHEESE got involved, they did NOTHING for me. ZERO. They actually told me they would give me a "make-good" on it...NEVER DID. This is a consistent pattern, just worn-out data. I met with the team face to face in FL a few years ago, all nice people. I will not buy the data unless someone shows me an exceptional pattern of WINS. Be careful.

    We got another one, but it's a good ending this time! They'll probably see this, but I'm proud of it! The client called me after the funds hit the account, but before they sent the entire RTR back. Topline Pro LLC was the funder this time. We saw the Santander Bank account. Then we told them about the criminal case in the Southern District of NY and they high tailed it and let the merchant return the principal that was sent. PHEW. I'm glad this thread saved somebody!!!! When I commented on this post a month ago, this was after $14k was stolen. Unfortunately, that client had to go out of business (shut the doors entirely) before they could get out of the mess (a $14k hole is almost impossible to fill fora a new business), and Topline messed over 2 other funders as well.

    Data is becoming a tough game to play in. Carriers block a lot of things you never see or realize. You can dial and never ring on all ATT phones and not know it. If youre buying data and you're having issues you should consider if its mobile or landlines you're calling. If mobile you might be blocked by a carrier. In the mobile space 3 companies control 95% of the phones, in the landline space there's dozens of providers so being blocked by 1 mobile carrier hurts more than one landline provider. Most people have a crossroads to pick. Stay with data and fight the carriers and merchants who don't want the calls or work optin leads and show good behavior to the carriers and they will let you ring on the other end. People are annoyed at telemarketers its only a matter of time before the practice dies out in favor of another process.

    Great question to ask. I made this post since I've given them multiple opportunities and the data is sub par every time. I fund using multiple data sources but the data they claim is so HOT is so NOT. Not trying to bash anyone, just want to see if anyone had different experiences.

    Find out if they service debt companies as well and you'll have your answer if its worth it. Also, no I do not know, just suggesting a very important question and thing to look at with a lead vendor.

    Just curious on here since I get calls and texts from 12 people working here a day. Has anyone ever gotten good data from them? When I say good data I mean you've bought leads and funded multiple deals off of them. Appreciate your feedback.

    Cesar Silva is a scumbag don’t send them deals He straight up told me they had the deal from in-house after I sent them the deal. Then named MY broker as the submitting broker saying it was an outside source. They are trash. Only use crossroads for inventory or any other suggestions. Iron horse changed their website to iron horse credit because of so many bad reviews. DO NOT SUB

    It's a development deal. You aren't going to get rates and terms for land typically unless you have a plan for it. Do you have funding for the vertical? Lenders would normally want to see the fuill file with development documents to refinance land. Complete the information below and send it to me with appropriate attachments: Real Estate Development Funding Request Outline We understand that there are likely several documents prepared in association with this funding request. The object of this exercise is to get a clear “snapshot” of the project without having to sift through pages and pages of documents to get some basic facts in one place so we can expeditiously put this in front of potential funders. This form is in Word allowing for extra space as necessary. Thank you! Name of Project: Project Type (multi-family, MPC, commercial, etc.): Location: Funding Type: (equity, debt, bridge loan, etc.) Please respond to the following questions as completely as possible and provide the requested backup documentation. Thank you! 1. Provide a short narrative/description of the project. 2. What is total project cost, capital stack? Please provide a complete proforma. 3. What is the total equity input (cash, land, entitlement costs, etc.) from the sponsor? (Please note that lenders will not accept developer fees left in project as equity) 4. Are there any other funding sources (PACE, TIF, tax credits, etc.)? Are they approved/secured? Please provide documents/evidence. 5. If prepaid interest is factored, for how long? (Note: Some lenders will not use prepaid interest in the total construction costs for loan to value or loan to cost purposes.) 6. Will the construction be phased/staged? If so, how many segments? 7. Is the project entitled, site shovel ready? If not, what is the time frame for entitlements, permits, etc.? 8. Is there a current appraisal for the project? What is the appraisal amount and the estimated equity? Please provide the appraisal. 9. What will be the finished or completed value of the project? 10. What is the sponsor’s experience? Please provide sponsor’s resume and list of developed projects. 11. What is sponsor net worth/income, etc? Please provide sponsor’s financials, REOs and credit score. 12. Any additional notes for clarification? List of required preliminary documents: 1. Project proforma; 2. Offering Memorandum; 3. Documents re additional approved funding sources (PACE, TIF, tax credits, etc.); 4. Property appraisal; 5. Sponsor’s resume; 6. Sponsor’s List of developed projects; and 7. Sponsor’s financials, REOs and credit score.

    I once did a peer-to-peer transaction for a business. It was a coffee shop and they asked for like 100 bucks to stay afloat for a week. Figured, why not. Surprisingly got my money back and a very nice thank you card. Visited the owner a couple of years later. A pretty cool eye-opening experience.

    Believe it or not, there are 39,654,385 MSMEs registered in Nigeria in 2020. There are literally 218.5 million people there. There's no reason why they can't benefit from MCAs also, unless you're a racist or you think that Trump's descriptions of "hole" countries is appropriate.... Even Rwanda cleaned up their act after their civil war. Nigeria has a representative democracy, with middle-income. Why not?
